Brief
This charming Californian bungalow had not undergone any renovations or updates for many years and had previously been used as a rental property. As the home was being prepared for auction, the brief was to modernise the property, add a third bedroom and dedicated dining room, and maximise its market appeal without increasing the building footprint, thereby keeping renovation costs down and protecting the owner's profit margin.
The existing laundry, located adjacent to the kitchen, was converted into a functional dining room, while the former outdoor toilet and shed were reconfigured to create a new laundry with an additional toilet. The oversized living room was re-planned to accommodate a third bedroom at the front of the house, improving the home's overall functionality and value.
Internally, the property received a complete refresh, including new paint throughout, updated window furnishings, a brand-new kitchen and laundry, and a cost-effective renovation of the existing bathroom. A soft, neutral palette of whites and greys with black accents was selected to create a contemporary yet timeless aesthetic.
Externally, the home was revitalised with a fresh coat of paint to complement the interior colour scheme. Additional improvements included a new garden path leading to the front entrance, repairs and repainting of the original picket fence, and enhanced landscaping to provide a neat, welcoming street presence. The result is a beautifully presented home that honours its heritage character while meeting the expectations of today's buyers.
